Inventory has dropped significantly to 3.8 months supply. A normal market is 6 months supply. Multiple offers are being seen in as little as 5 days on the market. Bank owned properties are hard to come by. Short sale properties are abundant but still take a long time to negotiate.

What does this mean to a buyer and seller. It means, get on the ball. Stop thinking the prices will continue to drop and you will wait it out. It means, if you find something nice, in decent shape, make your move. Prices may still drop, but they will be minimal. In some areas, prices are rising a bit.
